Authorities in Florida say a man and his accomplice are facing serious charges after allegedly abusing an elderly woman and fraudulently transferring her home into his name.
According to the St. Lucie County Sheriff’s Office, 43-year-old Enrique Navedo and 58-year-old Loy Lynn La Pierre allegedly mistreated the elderly victim inside her own home while Navedo schemed to take ownership of the property through a fraudulent quitclaim deed.
Investigators say the woman was denied food, barred from moving freely, and forced to use the restroom outside. Deputies also reported that she had to bathe in a small tent using a garden hose, with only cold water and no temperature control.
Authorities were alerted in July when a report was filed with the Florida Department of Children and Families claiming the victim was being physically abused and neglected. Detectives launched an investigation and spoke directly with the woman to uncover the extent of the alleged mistreatment.
During interviews, investigators learned the victim had a severe, untreated wound exposing internal tissue and bone, along with several other medical issues attributed to prolonged neglect.
Further inquiry revealed that Navedo had fraudulently transferred the title of the victim’s residence into his own name. The quitclaim deed he used appeared to have been backdated and filed more than a year after its supposed signing, authorities said.
A quitclaim deed is a legal document that allows someone to transfer real estate ownership without guaranteeing that the title is clear, according to Florida law.
Navedo now faces charges of fraud-swindle-obtain property valued at $50,000 or more, as well as abuse of an elderly or disabled adult without great bodily harm. La Pierre faces a matching abuse charge.
Both suspects remain in custody at the St. Lucie County Jail pending bond.
